Encik Abdul Kadir is a busy man. Despite scurrying between work appointments from Putrajaya to Bukit Puchong where he runs his business, he still managed to squeeze time for us.

“I used to live in Bandar Bukit Puchong BP10 developed by Bukit Hitam Development Sdn Bhd. In fact, we have stayed here for ten years,” said Encik Abdul Kadir.

Indeed, Encik Abdul Kadir lives and breathes Bukit Puchong. Even before Puchong, and by extension Bukit Puchong became a buzzing area, he has been living here since 2006 with his family.

“It is so convenient. It is also very near my office,” he explained.

However, for Encik Kadir and his family, investing in Epic Residence is more than just buying bricks and mortars alone. “First of all the reputation of the developer is important as I am doing a lot of business with the government which is located in Putrajaya,” he said.

Indeed, TAHPS Group is one of the oldest and most experienced Malaysian developer. This year, the group will mark its 110th anniversary. Since 1992, the Bukit Puchong township has grown significantly with development and sales of 5,495 residential units, 510 commercial and 410 industrial properties under its belt.

Strategic location

“The location is very conducive for my business. The surrounding area is already matured with easy access to my clients in Putrajaya, to the airports and to the industrial areas via the Damansara-Puchong Highway (LDP), the South Klang Valley Expressway (SKVE), KESAS Highway and MEX Highway,” said Encik Kadir.

In addition, Epic Residence is located within the growth corridor of Southern KL as outlined in the Eleventh Malaysia Plan 2016 to 2020.

“I am always looking for growth potential for my property investment value so that is why I chose Epic Residence. Also, if you don’t buy today, the prices here may increase even further,” said Encik Kadir.

In fact, housing prices in Bukit Puchong in 2005 was around RM190 per sq ft. However, as the area has become developed with more infrastructure and amenities in place, housing prices have risen to around RM395 plus per sq ft.

With three federal mooted projects located in this part of the growth corridor of Southern KL – Cyberjaya City Centre, Malaysia Vision Valley and KLIA Aeropolis – the potential for growth is even more.

“Initially, we did have some problems when we first moved into this township. However, after we formed our community, the safety and security has improved. My family and I applaud the Bukit Puchong Community Apps and we are wiling to pay for it for our safety and security,” said Encik Kadir.

“We have a very nice garden complete with a jogging track spanning some 800 metres. We particularly like the overall design of the facilities as it is so conducive for modern living,” said Encik Kadir.
